APS Signs Contract for Development of Logistics Condominium at the Port of Santos

The Santos Port Authority (APS) signed a contract on Thursday, June 11, with the Portlog consortium to develop a logistics condominium in Santos. The facility will include a truck parking area with 400 spaces and support services, designed to facilitate access to and departure from the Port of Santos while preventing congestion on local roads and highways.
“This logistics condominium will provide essential support to meet the demands of the future Tecon 10 container terminal,” said APS President Anderson Pomini.
The logistics condominium will be located within the container cluster on the right bank of the Port of Santos, close to the main highway corridors that provide access to the port.
The area, granted by APS, covers approximately 240,000 square meters and is located on Avenida Augusto Barata, between the Alemoa and Saboó neighborhoods. The Portlog consortium will be responsible for developing the truck parking facility and constructing the supporting infrastructure. The parking area will initially offer a minimum capacity of 400 static spaces, along with the buildings and operational support structures required for its operation.
The project must be designed and sized to accommodate an operational flow equivalent to up to 530 parking spaces, with capacity expansions to be implemented gradually in line with demand growth.
Regarding the support area, buildings dedicated to logistics support services totaling at least 86,000 square meters must be constructed. Warehouses, sheds, and other facilities may host services such as container maintenance, certification, modification, leasing, buying and selling, among others.
Two additional logistics condominiums are also expected to be developed soon to support port logistics: one in Cubatão and another in Conceiçãozinha, Guarujá.
Implementation
APS will have 30 days to formally issue a statement of no objection or request clarifications or modifications to the Basic Implementation Plan (PBI) submitted by the Portlog consortium.
If APS requires amendments or additional information, it will notify the concessionaire of the reasons and establish a deadline for the submission of a revised PBI incorporating the requested changes.
Upon completion of this stage, the concessionaire will take possession of the area, and the contract will become effective. Portlog will have up to three years to make the infrastructure available. The concession period will be 20 years.
The concessionaire will be allowed to charge for the services provided and will be required to pay APS a monthly fee of R$289,000, starting from the 36th month of the contract, for the paid land-use concession.
