New private port in Brazil’s south set to reshape regional logistics market

A new port complex planned for the city of Itapoá, on the northern coast of Santa Catarina state, is expected to begin operations in 2030 and expand cargo shipment capacity in southern Brazil. The Coamo Private Use Terminal (TUP Coamo) projects annual throughput of 11 million tonnes of dry and liquid bulk cargo, including soybeans, corn, fertilizers and petroleum products.

According to estimates released by DTA Engenharia, the firm responsible for the project, the terminal is expected to generate around R$117 million a year in public revenue by 2035, including R$39 million in direct revenues and R$78 million in federal taxes.

The anticipated increase in cargo flows is already driving expectations of stronger demand for logistics areas along the BR-101 highway, with pressure on prices and a trend toward rising land and warehouse values in the region. Market participants estimate that, as port capacity expands and new logistics operations move in, warehouse values along the corridor between São Francisco do Sul and Itapoá could rise by as much as 40% over the next two years.

“The implementation of a terminal focused on agribusiness and industrial inputs creates an impact that goes far beyond the quay,” said Douglas Curi, a partner at Sort Investimentos, which manages about R$3.9 billion in logistics and industrial real estate assets. “In practice, companies begin to look for areas for storage, cross-docking, truck yards, operational bases and distribution centers, which increases occupancy and brings forward price movements, especially in regions where the supply of ready-to-use properties is limited.”

“When a terminal of this scale comes into view, the effect is felt quickly, as companies compete for nearby land to support storage and operations. That puts pressure on supply and tends to accelerate the appreciation of land and warehouses in Itapoá and neighboring municipalities,” he added.
