Port of Açu to build logistics condominium and truck yard

Port of Açu and BMJ Par, an infrastructure investment and real estate development group, announced on Tuesday (April 14) the construction of a logistics condominium and a truck yard at the port complex in northern Rio de Janeiro state.

The projects will operate under 50-year contracts, with construction scheduled for completion in the second half of this year. Total investment is estimated at 250 million reais.

According to the companies, the developments will occupy an area of 300,000 square meters.

The goal is to expand support infrastructure for port operations and improve the logistics of landside access to the complex.

The two facilities, the Açu Logistics Condominium and the Açu Truck Center, are expected to be built close to each other and near the port’s main terminals.

For Maicon Correa, one of BMJ Par’s partners, the partnership marks an important step in expanding the complex’s logistics infrastructure.

“Port of Açu is a world-class asset and one of the country’s main industrial and energy hubs. We believe the new infrastructure will help support its expansion and attract new business,” he said.

Located in northern Rio de Janeiro state, Port of Açu is Latin America’s largest private deepwater port-industrial complex.

In operation since 2014, it is managed by Porto do Açu Operações, a partnership between Prumo Logística and Port of Antwerp-Bruges International.

The complex currently hosts 30 companies, including world-class clients and partners.

With established operations in ore, oil and natural gas, the terminal is accelerating its industrialization strategy with a focus on low-carbon projects.

Logistics condominium

According to the companies, the condominium will be a non-bonded industrial back area designed for companies from different sectors that need space for storage, operational support and logistics bases close to the terminals.

The initial phase will be built in a strategic location near the port terminals, ensuring easy access and modern, secure infrastructure ready for immediate operation.

Once completed, the condominium is expected to reach 200,000 square meters of developed area, including yards, warehouses and modular offices.

The project will also offer a build-to-suit model, allowing structures to be developed according to the specific needs of each client. Over the course of implementation, total estimated investment is around 200 million reais.

Truck yard

The Açu Truck Center will operate as a staging and support yard for trucks entering the complex.

The first phase will cover about 50,000 square meters and include more than 240 parking spaces for tractor-trailers, with expansion planned to 100,000 square meters and about 500 spaces. Investment is estimated at around 50 million reais.

The site will include an access control system and 24-hour monitoring, waiting areas, a restaurant, locker rooms, wi-fi, a lounge, rest areas, a first-aid space, as well as dedicated areas for transport companies and service providers.

Additional facilities will include a tire shop, mechanical services, car wash, general automotive services and a fuel station.

The aim of the project is to organize the flow of heavy vehicles and reduce informal stops along access roads, increasing road safety and operational efficiency.
